Home Inspection Pricing
My pricing is simply based on the time it takes to get to and from the inspected property, complete the field work and write your narrative report.
I do one kind of inspection – thorough – but offer two kinds of reports. Please click the links to compare:
- My full report provides general descriptions of all components and systems of the home and identifies any problems
- My focused report foregoes the general descriptions and simply focuses on the problems.
Basic fees are listed below, but they're slightly higher for:
- Homes over 2500 square feet - add $25 per additional 500 square feet
- Homes older than 35 years - add $25
- Homes more than 25 miles from my home/office on Phinney Ridge per Mapquest computed mileage - add $25
- Duplexes/homes with mother-in-law apartments, triplexes and quadruplexes - add $75 per additional living unit
- Condominium/apartment with a crawl space - single family home/townhome inspection fees apply.
Condominium/Apartment Inspection
- $250 for a complete inspection with full report
- $195 for a complete inspection with focused report
Single Family Home/Townhome Inspection
- $450 for a complete inspection with full report
- $325 for a complete inspection with focused report
If you're a seller or homeowner, you may opt to take your own notes and forego any written report, in which case my basic fee is simply $75 an hour (plus $25 if your home is more than 25 miles from my home/office on Phinney Ridge per Mapquest). Since you're working with me, disclosing information that speeds my inspection along, my field work rarely takes over two hours.
